I realize the downswing is initiated by moving the lower part of the body towards the target but I can't seem to get the club down to the lower half of my back almost to waist high as you demonstrate in your videos. Is there a tip or drill to help with this transition and club positioning?

Perhaps the bird's eye view in this channel video might deliver some of what you are looking for. Also, watch Ben Hogan's demonstration of the lower body action dropping the hands, arm, and club into position to hit.
As for grip pressure, light or tight aren't necessarily right. (Hey - I just made that up on the fly...😎). It needs to be secure enough so that the handle isn't moving around in the hands at any point during the swing, but not so firm that it creates swing-killing tension. This is going to mean different things to different people. Here is a recent channel video that speaks a bit about this.
